Apartments

Storage, lighting and practical circulation within existing rooms.

Start with your apartment

Area helps frame the brief. These are guidelines, not finished layouts; individual room concepts follow below.

Apartment up to 45 m²

A practical kitchen, sleeping and work areas, and storage without crowded walkways. Start with the existing space.

What to discuss

Check appliance dimensions, cabinet openings, seasonal storage and finishes worth keeping. This is a brief scenario, not a finished apartment plan.

Brief for my apartment →

Apartment 45–70 m²

Private space for family members, a shared area and organised storage. Work should not interfere with rest.

What to discuss

Discuss household needs, acoustic privacy, cooking routines and storage volume. Combining a kitchen and room is not assumed.

Brief for my apartment →

Apartment from 70 m²

A separate study, family dining space or extra storage, according to your priorities rather than simply filling space.

What to discuss

Set room priorities, furniture sizes and budgets by zone. More area does not require an island, complex ceiling or expensive cladding.

A welcoming compact kitchen

Area of this room: 6–9 m²

A kitchen with everything within reach

Keep a breakfast spot and a practical worktop in a small separate kitchen.

Area of this room: 18–24 m²

One room, three ways to live

Combine cooking, dining and relaxation while keeping a welcoming living-room feel.

Cosy living room with a reading corner

Area of this room: 14–18 m²

A living room for quiet evenings

Make room for reading, conversation and storage without a showroom feel.

Private houses

Connections between rooms, entrance and grounds, with finishes coordinated with building services.

Finishing a house entrance hall

Area of this room: 8–14 m²

House entrance: organised from the doorstep

Separate outdoor belongings from living areas, with space for shoes, coats and everyday essentials.

Holiday resorts

Guest comfort, housekeeping, maintenance and repeatable room furnishing.

Guest room overlooking a garden

Area of this room: 18–26 m²

Guest room: comfort and practical upkeep

Plan the living area of a room for two guests: sleeping, luggage, dressing and relaxing. The illustration shows an interior direction, not a completed resort.

Selection for Vladivostok and Primorye

Apartment, house or seasonal property: different conditions

Include location, proximity to the sea, floor, heating and ventilation. For a resort, clarify whether rooms are heated year-round. An apartment material cannot automatically be transferred to an unheated cabin. Conditions are checked for the specific product and property.

An attractive sample is not a verified technology

Selection requires manufacturer, model, composition, instructions, necessary documents and service terms. Claims of European hardware or technology need evidence for the actual configuration. Country of manufacture and marketing names do not replace verification.

Our direction: comfort and maintainability

Calm combinations, comfortable furniture, thoughtful storage and lighting. Compare appearance alongside cleaning, replacement parts, delivery and installation. Chinese projects are selective references; their areas, technologies and scope are not transferred without adaptation.

What the brief can include

Layout reasoning

Furniture layout, use scenarios and constraints. Compare alternatives by practicality as well as appearance.

Materials and procurement

A finish, furniture and lighting schedule with dimensions and priorities forms the basis for discussing China manufacturer and showroom sourcing.

Implementation preparation

A list of needed drawings, checks and samples. Price, delivery, installation and permitted substitutions are agreed before ordering, not inferred from a rendering.

This is a proposed scope for discussion, not a ready documentation package. Surveys, drawings, engineering calculations, approvals and supervision are specified separately in the contract.

How to assess a design concept

Concept versus working design

A concept explains how zones connect, why furniture is selected and which materials shape the interior. It establishes a direction but does not contain every fabrication or installation dimension and detail.

The next step is a survey and an agreed documentation schedule. One property may need a local furniture layout; another may require elevations, specifications and specialist engineers. This site presents concepts, not construction-ready designs.

How to compare two procurement offers

Compare like-for-like dimensions, materials, hardware, finishes, quantities and set contents. Similar images do not establish identical construction or quality. Account separately for packaging, transport, assembly and maintenance.

Approve a physical sample and allowed substitutions before a batch order. For resorts, retaining references and repeat-order options matters: a one-off saving can complicate repairs and furniture replacement.

What most affects the budget

Area is not the only factor. Existing condition, alterations, bespoke furniture, engineering constraints and delivery sequence also matter. Separate essentials from wishes and identify what can be retained.

Use one schedule and consistent inputs when comparing options. A total without scope, exclusions and delivery terms cannot show final expenditure. We do not promise a price or timeline from an illustration alone.
