Record the starting condition

Prepare a dimensioned plan and photographs. Mark what stays, what is removed and which areas require a survey. Discuss structural and building-services changes with a qualified specialist before adding them to the work.

Break the estimate into clear parts

Separate labour from materials, delivery, lifting and waste removal. State quantities, units and exclusions. Agree extra work and substitutions in writing before execution, including their effect on price and schedule.

Agree acceptance in advance

Define inspection stages and the documents required by the contract. Agree the necessary records before concealed work is covered. At final acceptance, record defects, correction dates and the care instructions being handed over.
